Dissonant Capital LLC, a vertically integrated real estate investment platform based in Albuquerque, New Mexico, has publicly launched with a strategy that seeks to capitalize on gaps between market perceptions and actual data. The firm screens U.S. markets for population growth, job creation, employer investment, and migration trends that sentiment and pricing have not yet reflected, then acquires, designs, builds, and manages real estate in-house. This approach challenges the conventional practice of chasing markets after their reputations have caught up to fundamentals, potentially offering investors access to undervalued opportunities before they become widely recognized.
Founder Daniel Kaufman, who has overseen more than $450 million of real estate and over 4,000 residential units, emphasized the firm's data-driven philosophy. "Every cycle is driven by two things: what is actually happening, and what people believe is happening. Most capital chases the second," Kaufman said. "By the time a market's reputation catches up to its fundamentals, the opportunity is priced in and gone. I built Dissonant to invest in that gap, and I'm putting my own money in first to prove the model before asking anyone else to." This self-funding of the first acquisition signals confidence in the strategy and may attract accredited investors seeking alternative real estate exposure.
Dissonant Capital scores metro and secondary markets against four criteria: population and migration, job growth and employer investment, supply and demand fundamentals, and the perception gap between data and reputation. This often leads to second- and third-tier cities overlooked by headlines. The firm launches with three initial positions: Resolve Fund I, focused on distressed and undervalued real estate in Orlando, Florida, across the capital stack; Cadence Fund I, a portfolio of 359 fully entitled build-to-rent townhome units in Idaho Falls, Idaho; Liberty, Missouri; Rogers, Arkansas; and Wake Forest, North Carolina, purchased from a national fund that closed in 2025; and Waypoint, a 10.5-acre infill site in Raleigh, North Carolina, entitled for either 125 townhomes or 260 apartment units. These positions demonstrate the firm's ability to source off-market opportunities and execute on diverse asset types.
The firm also announced the opening of its Orlando office at 100 East Pine Street, joining its Albuquerque headquarters and New York office at 1270 Avenue of the Americas. Orlando will host the operating team and serve as the base for Resolve Fund I. Dissonant Capital is hiring for four Orlando-based roles: a Chief of Staff, an Underwriter, a Technologist, and a paid Investment and Operations Intern. The firm has retained An Elite Placement as its recruiting partner, with Rick Ramirez Diaz leading every search. "Orlando is where our first fund is focused, so that's where the team needs to be," Kaufman said. "We're a small team, and every hire will own real work from day one. I want people who check the underlying numbers instead of trusting the narrative, and An Elite Placement understands exactly what we're looking for."

Dissonant Capital is currently in formation and is not accepting outside capital. Accredited investors interested in future offerings can request an introduction at dissonantcapital.com. The firm also owns Peak Ski Projects, a developer of ski resort base villages and workforce housing. This launch matters because it introduces a vertically integrated model that could disrupt traditional real estate investment by systematically exploiting market inefficiencies, potentially delivering superior returns while revitalizing overlooked communities.
