Greenhut Construction Company, a family-owned general contracting and construction management firm based in Pensacola, Florida, is celebrating its 80th anniversary in 2026, marking eight decades of continuous operation. The milestone makes it one of the longest-running construction companies in the region, a rare achievement in an industry where most firms fail within 10 years.
Founded in 1946 by Dudley Greenhut, the company today operates under third-generation president Ryan Greenhut. Its portfolio spans healthcare, education, aviation, industrial, office, and community development sectors. Landmark projects include facilities at Pensacola International Airport, ST Engineering MRO Hangars 1 & 2, the Leonardo MRO Hangar, a portion of the Navy Federal Credit Union campus, the American Magic Pensacola port headquarters, Myrtle Grove Elementary School, and hotels along Pensacola Beach. Notably, 80% of the company’s work comes from repeat clients.
Reaching 80 years in construction is uncommon. The industry is cyclical, capital-intensive, and highly sensitive to economic conditions. Greenhut Construction has operated through multiple recessions, hurricanes, the 2010 oil spill, and the COVID-19 pandemic – conditions that ended or significantly contracted many of its peers. Ryan Greenhut attributes the company’s durability to adaptability and humility. “We have been through financial recessions, hurricanes, storms, oil spills that wrecked the economy, and a pandemic,” he said. “Our ability to adapt – and our team’s ability to adapt to any new type of construction – has carried us through.” He added that the company’s willingness to shift between markets, such as moving from healthcare to aerospace work, has been key.
Ryan emphasizes that the company’s longevity is not a license to rest on its laurels. “Eighty years means something as far as experience, but if you are not out there humble and earning that reputation every single day on every single job, then 80 years does not drive the value,” he said.
The company evolved from its founder’s handshake deals on government and military contracts, including work at Naval Air Station Pensacola, Eglin Air Force Base, Hurlburt Field, and projects connected to the NASA Saturn V test stand at Redstone Arsenal and Florida’s State Capitol. Dudley Greenhut often used single-page contracts, with his word as his bond. His son Bill, who joined in 1971, shifted the company from low-bid contracting to a construction management model focused on relationships, planning, and quality. “We decided there was a better way,” Bill Greenhut has said. “We wanted to focus on quality, relationships, and honesty rather than simply being the lowest number.”
Ryan has continued that model, adding sector range while maintaining a local market focus. Greenhut Construction operates almost exclusively within Escambia and Santa Rosa counties, a deliberate choice that Ryan says sharpens the firm’s competitive position. Looking ahead, the company has projects in the pipeline including performing arts theaters at two area high schools, Gulf Winds Credit Union headquarters, and UWF Building 129, along with ongoing healthcare and education projects and opportunities tied to the Port of Pensacola and manufacturing activity.
Internally, the company is focused on developing the next generation of field leadership – investing in younger superintendents to carry the Greenhut approach forward. “The legacy is not about preserving every habit from the past,” Ryan said. “It is about preserving the things that matter – the accountability and the trust that are at the core of our mission. The idea that something is Greenhut-built means something. That is what we are really preserving.”
