Maplewood's housing market is significantly more competitive than traditional metrics indicate, according to a proprietary weekly index tracked by Mark Slade Homes. The team's 'hyper market index' compares properties under contract to the combined total of active listings, attorney review properties, and coming-soon inventory. As of late June 2026, Maplewood's index reading stands at 1.9, meaning there are nearly twice as many homes under contract as actively available. This contrasts sharply with the absorption rate, a backward-looking measure that averages sales over six months and can obscure current momentum.
Mark Slade, who leads Mark Slade Homes with partner MaryCeu Nunes, developed the hyper market index to provide real-time market conditions. 'The absorption rate tells you what happened over the past six months. In a market moving as fast as Maplewood, that number is already stale by the time it lands,' Slade said. The index responds to recent buyer decisions, with most under-contract properties reflecting offers made in the past one and a half to two and a half months. For sellers deciding whether to list now or later, this immediacy matters.
The index readings across six tracked towns vary: Livingston at 0.8, West Orange at 1.1, Union at 1.3, South Orange at 1.7, and Maplewood at 1.9. A reading above 1.0 indicates a hyper market. The data, pulled from the Garden State MLS, offers a different picture than Zillow, which aggregates multiple sources including private listings not on the MLS. 'The discrepancy isn’t about sophistication; it’s about what each counts,' Slade noted. For buyers and sellers in Maplewood and South Orange, the Garden State MLS data is the most relevant.
The percent-over-asking figures reinforce the hyper market readings. For the week ending June 21, Maplewood's average sale price reached $1,323,000, up roughly $220,000 from the end of 2025, with properties selling at 16.1% over asking. South Orange averaged $1,221,000, selling at 15.5% over asking, up from 10.5% at year-end 2025. Both towns ended 2025 below the hyper threshold, with South Orange at 0.7 in December. Livingston, with an average price of $1,350,000, saw only 2.9% over asking and an index of 0.8, indicating supply outpacing buyer commitment.
For buyers waiting to enter the market, the cost of deferring a purchase compounds quickly. In Maplewood, average sale prices have risen roughly 22% since year-end 2025. 'In a market where demand runs at nearly twice the available supply, buyers who sit out are not preserving optionality; they are watching the entry point move further away,' Slade said.
