REALM, the invitation-only global network of luxury real estate advisors, has made REALM Intelligence, powered by Scoop, available to its entire membership. The launch addresses a growing challenge for top advisors: wealth is created and relocated faster than any individual can track. New fortunes emerge in technology hubs, capital crosses borders, and families decide where to live earlier than before. Advisors serving these families have little time to analyze data.
REALM Intelligence closes that gap. Each month, members receive a personalized report based on their market, segment, and book of business. The report draws on a dataset no single brokerage could assemble, analyzed by Scoop's AI to provide actionable insights. The report opens with the advisor's own market, showing how inventory, pricing, absorption, and days on market are moving in their specific segments. It compares their performance with the network, helping them discern local shifts from broader trends. Long-held listings and aging inventory are flagged as a watch list, with conditions to monitor and position against, worded with member input and MLS compliance.
The report also examines economic factors affecting the ultra-high-net-worth market. Liquidity events, executive moves, and corporate relocations are sourced from public filings and REALM's wealth data, mapped to the advisor's territory, naming companies and connections. Where a name corresponds to a company or family known to another REALM member, the report directs the advisor to REALM's connection tools, avoiding dead ends. All insights are grounded in the advisor's own listings and clients, visible only to them.
This intelligence enables advisors to make calls a month earlier and with more confidence. Market shifts appear as measured movements in their segments, not anecdotes. Newly wealthy households rarely announce themselves; finding them requires reading thousands of filings, a task the AI handles. For clients who expect their advisor to know, that month is the difference between being called and being consulted.
Julie Faupel, Founder and CEO of REALM, emphasized the value: “The industry has never had a shortage of dashboards. It has had a shortage of answers. Telling an advisor their market softened last quarter is not intelligence. Telling them where the opportunity is this quarter, and what to do about it, is. There is $127 trillion moving between generations, and trillions more being created in a few markets. Our members should not have to go looking for it.”
Early feedback from members reflects the reports' relevance. Bob Pennypacker of Sotheby's International Realty in Healdsburg, California, and Tasha and Michael Osborne of WEC Real Estate in Central Florida noted, “This is exactly what’s happening in our market,” recognizing their territory in the analysis.
REALM Intelligence was developed with Scoop over a compressed schedule, with a pilot group of advisors reviewing releases and shaping the guidance. Brad Peters, Founder and CEO of Scoop, explained, “REALM’s members are owners, each having spent a career learning their market; you do not build intelligence for them from the outside. We ran it as a loop. The network told us what was useful, and we turned that into rules the AI applies to every report. Within two months, we went from a first draft to a monthly report written for each of hundreds of advisors, reflecting best practice the network defined.”
REALM Intelligence is available to all members immediately. A second release, a wealth migration brief tracking where affluent capital is relocating and its implications for individual markets, will launch in the coming weeks.
