Young's Excavating & Paving LLC has completed parking lot repairs and resurfacing for Summit Title Services at 120 Bedford Center Road in Bedford, New Hampshire. The work, finished in May 2026, covered approximately 10,075 square feet and involved addressing specific problem areas before applying a full overlay.
Two areas of pavement at the Summit Title lot had visibly dropped, each roughly four feet by three feet. Such isolated depressions typically indicate a subsurface issue rather than surface wear. Water is the common culprit, seeping into the base through cracks and joints, weakening its load-bearing capacity, and then freezing and thawing cycles further destabilize the saturated material.
To prevent recurrence, Young's saw-cut and removed the damaged asphalt at both locations, then paved those areas with three inches of new asphalt before the surrounding lot received its overlay. Laying new asphalt over settled areas without addressing the cause would only hide the problem, and the same spots would likely sink again.
The remainder of the lot received a full overlay, including cleaning and preparation, transitional milling at lock-in points, a tack coat, a base layer, and a two-inch wearing course. Transitional milling grinds down the existing pavement where new asphalt meets it, ensuring a smooth tie-in without a raised lip.
The wearing course is the top layer exposed to traffic, weather, and plowing, sitting atop the base layer. Both are laid as part of the same paving operation to ensure structural integrity.
